Proper Home Maintenance;

will save you time and money. Often a quick fix cost more in the end. Think long-term home maintenance and resale value as you make repairs and upgrades to your home. This is a list of items to think about.

Which bid should I take?

The roof

Takes a terrible abuse as it sits in the sun and rain all of its life. The temperature of the attic can reach 170 degrees at times. This high heat will substantially reduce the life expectancy of the roof. Be sure you have good attic ventilation, if necessary; add a fan that will come on when the temperature becomes too high. (A side note, a hot attic can increase the air conditioning costs of the home’s interior).When you replace the roof, do a complete tear off the old roofing material down to the bare roof deck. This will cost a little more due to the extra labor and disposal of the old roofing material. This will cause the new roof to look better and last longer. Do not use roofing material without an FHA approved 30 or more year guarantee. If you are in a high wind area, be sure your roof is capable of standing up under the winds in your area.

Plumbing

When in the shower and someone flushes the toilet, are you scalded? Usually caused by corroded galvanized pipes or by undersized plumbing lines. In my opinion, Pex Plumbing is superior to all others as they can handle hot and cold, do not rust or corrode. This is good to remember when it is time to replace water lines.

When home maintenance requires replacing shut off valves or hose bibs, I recommend ball valves, as they are easy to operate and last longer.

Septic tanks properly built and pumped every few years can last indefinitely. If you ignore them, the replacement cost is quite high.

Electrical

Electrical

Be sure you have G F C I (Ground Fault Interrupters) a device that shuts off an electric power circuit when it detects that current is flowing along an unintended path, such as through water or a person. Be sure GFC’s, located on all outlets near a water source. All exterior outlets require GFCI Circuits.

Fire Protection

Proper home maintenance requires checking the smoke detectors being sure they are working correctly. Smoke detectors required on each floor, basement, garage, each sleeping area, and adjacent areas. (Hardwired is best)

Carbon Monoxide detectors are required in garages and homes with fireplaces or gas appliances. (Hardwired is best)

Have a fire extinguisher located for quick access, but out of reach of small children. Teach family members how to use them.

Each bedroom needs a quick escape window to escape fires. Practice using the escape window.

Heat and Air Conditioning

Keeping HVAC (Heating ventilation and air conditioning Video) filters clean is good home maintenance and will save a bundle on heating and air conditioning bills. This will also extend the useful life of the HVAC system. Clean or replace filters often.

Infestation:

Never allow dirt to touch the exterior walls of the house. Foundation is ok, use six inches of clearance between foundation and house. Keep your eyes out for ant, termite and bee infestation. If you find them, call an exterminator.
